Riverside’s Closed-Plan Housing Is the Reason This Page Exists

The pre-1960 stock in Downtown, the Eastside and the Northside was built to a closed plan. Kitchen in one room, dining in another, living space behind a wall. The same is true of the 1960s to 1980s hillside tracts in Diamond Bar, the era that produced closed-off galley and U-shaped kitchens.

Open plan does the opposite. It minimizes small enclosed rooms, and walls are abolished or replaced with archways, glass doors or sliding doors. The great room, kitchen and living and dining combined into one space, became popular in the United States in the 1970s, and Frank Lloyd Wright championed kitchens open to living areas long before that. Most of our calls come from owners of houses built on the older logic.

What the Conversion Actually Involves

Bearing or Non-Bearing

Everything turns on this. A non-bearing partition carries nothing but itself, so it comes out cheaply: cut, demo, patch, working around whatever is inside it. A bearing wall holds roof or floor load, and removing it means replacing that load path. We determine which you have before quoting, and bring in a structural engineer rather than guessing.

Engineered Beam, Post and Footing

A bearing wall comes out only when the new beam is engineered for the actual span and load. The beam bears on posts at each end, and those posts carry down to something that can take the point load, usually a new footing under the slab. The beam either drops below the ceiling line or gets flush-framed into it, and flush costs more.

Plan Check and Permit

Structural work typically requires stamped drawings and plan check through the City of Riverside Community & Economic Development Department inside city limits, or the relevant city or county building department elsewhere. Inspections follow at footing, framing and final.

Closing It Back Up

Ceiling and floor rarely match across the old wall line. Drywall gets patched and re-textured, flooring runs through or gets a deliberate transition, and lighting is redesigned because the old room no longer exists.

05

The Honest Drawbacks

Better to hear these from us than find them in month two.

Heating and cooling. One large volume is less efficient to condition than several small ones. In a Riverside summer, where average highs sit near 79.8°F, that shows up on the bill.

Cooking odors. Nothing contains them once the wall is gone. Ventilation gets sized for the space, not the old kitchen, and Title 24 has requirements here.

Noise. Dishwasher, range hood and conversation carry into the living space.

Visible mess. A closed kitchen hides a sink full of dishes. An open one does not, which is why wealthier households increasingly add a second prep or mess kitchen behind the main one.

If those trade-offs worry you, a partial opening is often the answer: a wide cased opening or an archway rather than full removal.

Open Concept Kitchen Remodel Cost in Riverside

Scope Typical Riverside range What it includes
Non-bearing wall removal only $3,500 to $9,000 Demo, reroute, patch, paint
Bearing wall with dropped beam $9,000 to $22,000 Engineering, beam, posts, footings
Bearing wall with flush beam $15,000 to $35,000 Same, with the beam framed into the ceiling
Opening plus full kitchen remodel $45,000 to $95,000 Structure, cabinets, counters, flooring
Great room at luxury grade $95,000 to $150,000+ Custom cabinetry, slab, integrated appliances

Market ranges, not a quote. What moves them: whether the wall is bearing, the clear span the beam covers, whether it drops or goes flush, what is buried in the wall (a gas line or drain stack costs more to move than romex), foundation conditions under the new posts, and how much of the kitchen changes with it.

07

How the Wall Comes Out

Phase Work Typical duration
1. Assessment Site visit, load path review 1 visit
2. Engineering and drawings Beam sizing, stamped plans 2 to 4 weeks
3. Plan check and permit Submittal, corrections, issue 2 to 8 weeks
4. Shoring and demolition Temporary support, wall removal, reroute 3 to 7 days
5. Beam, posts, footings Set beam, post down, framing inspection 1 week
6. Close and finish Drywall, paint, flooring, lighting 1 to 2 weeks
7. Kitchen build Cabinets, counters, appliances 3 to 6 weeks
8. Punch and final Touch-up, final inspection, warranty 2 to 5 days

The structural portion runs two to three weeks on site. Plan check, not construction, stretches the calendar.

08

Why Riverside Homeowners Hire Us for Structural Work

Licensed and insured. A California contractor license through the CSLB and general liability coverage, with certificates before mobilization.

We do not guess at load paths. If there is doubt, a structural engineer sizes the beam and stamps the drawing. That stamp gets you through plan check.

Permits and inspections handled. Submittal, corrections, and the footing, framing and final inspections sit with us.

Dust control that works. Removing a wall generates more debris than a cabinet tear-out. Sealed containment, negative air, floor protection to the door.

Written warranty. A written workmanship warranty on structural and finish work, plus manufacturer coverage on materials.

FAQ

Frequently Asked Questions

How do I know if my kitchen wall is load-bearing?

You often cannot tell by looking. Framing direction, roof structure and what sits overhead all matter. We assess it during the site visit and bring an engineer in where it is not obvious.

How much does it cost to remove a kitchen wall in Riverside?

A non-bearing partition typically runs $3,500 to $9,000. A bearing wall with a dropped beam lands between $9,000 and $22,000, and flush framing pushes it to $15,000 to $35,000.

Do I need a permit to open up my kitchen?

Structural removal typically requires a permit and stamped drawings, with inspections at footing, framing and final. A non-bearing partition needs one too if electrical or plumbing is involved.

How long does plan check take?

Two to eight weeks, depending on the jurisdiction and whether corrections come back. It is the least predictable part of the schedule.

Will my house be less comfortable afterward?

A larger open volume is harder to heat and cool, and cooking odors and noise carry. Ventilation sized to the new space handles most of it, and we will tell you if your system is undersized.

Can I keep some separation instead of removing everything?

Yes, and it is often the better answer. A wide cased opening, an archway or sliding doors keeps acoustic and thermal separation while still connecting the spaces.

What is a mess kitchen and should I plan for one?

A second, smaller prep kitchen behind the main one, with its own sink and often a dishwasher. It exists because an open kitchen puts every dish in view.
